General notes

Questions about this space in this town.

Where do I find my house's value for the flood test?

The Pinellas County Property Appraiser posts a parcel letter. Look yours up and send it with your address.

Can a den become my bedroom?

Often it can, subject to the building department. Ask what the permit needs, and tell us the room's size.

I live in a townhome. Can I still add a suite?

Ask your association first. Then tell us the address and we look up the city's side.

Does new space raise my taxes?

The county values finished new space at full value on the next January 1. Ask the property appraiser what that means for you.

This fits when

Signs this suits your Seminole home

  • A bedroom at the top of a staircase
You count the steps at the end of a long day, and you would rather have one floor.
  • A guest bath that serves as your bath
The big bath is upstairs and the small one is downstairs. You want a main-floor bath that fits you.
  • A house that you plan to stay in
Your doctor, your church and your friends are nearby, so you want the house to change, not you.
  • An empty den off the kitchen
An existing room may become the bedroom, with a bath built beside it.

The half-value line in your flood code

Seminole's flood code draws a line at half the value of your structure, measured before you begin. Cross it, and the whole house must meet current flood rules, which can raise the budget sharply.

The county property appraiser posts a parcel letter that shows the house value used. Look yours up, then ask two contractors to price a smaller and a larger suite, and send us both.

If your figure is close to the line, a smaller suite may keep the old house out of the test. Ask two contractors for two sizes, and hold both prices against the parcel letter.

Do not guess the value from a sale price or a tax bill. The structure figure on the letter is the one that counts, and it can differ from what a buyer would pay.

Turning a den into a bedroom, or building out

Many homes in Seminole were built before 1980, and plenty have a den, a Florida room or a family room that could become the bedroom. Converting an existing room can be a lighter project than a new wing, though the bath still needs plumbing.

If you go outward, check your setbacks on a survey before you fall for a plan. Ask your contractor to mark the property line and the new wall on one sheet, and tell us if the numbers are tight.

Think about the bath first. The pipes already in the house set where a new bath is easiest to connect, so a layout that starts there is often simpler to build. Ask your contractor where the drain will run.

Plan for a wide door and a floor with no step. A shower without a curb, a bench and a handheld sprayer cost little to draw in and a lot to add later. Tell us what you want and we pass it to the contractor we introduce.

Townhome, condo or house: who has to say yes

Only about four in ten housing units here are detached houses, so a good share of owners live in townhomes and condominiums. If yours is one, ask your association what it permits before you call a contractor.

Then ask the city building department what it needs for a bedroom and bath. We are not tax advisers and set no prices, but we can walk you through the questions in the right order.

Keep one folder for the contract, the permit and the plans. Do not make the last payment until you have seen the passed inspection.

Look up each contractor on the state license search before you sign. Ask the property appraiser what the finished suite does to your assessment. We set no prices, so use the quotes to compare scope line by line.
