General notes

Questions about this space in this town.

How close to the property line can the new room be?

In R-1 it is 10 feet at the sides and rear and 20 feet at the front. Send your address so we can confirm your zone.

Do I need two parking spaces?

The R-1 table calls for 2 off-street spaces. Plan where they go before you plan the suite.

Is a ground-floor suite a substantial improvement?

It is if it costs half or more of the building's market value, and your lot is in a flood zone. We help you find the value.

Who checks the plans?

The city's Building and Code Enforcement Department, which looks at them for Florida Building Code compliance.

This fits when

Signs this suits your Zephyrhills home

  • Stairs have become a chore
You carry laundry, glasses and books up and down, and your knees notice each trip.
  • A bath that was built for another decade
The tub is too high, the door too narrow and the floor too slick for comfort.
  • You will not sell
You love the neighborhood and want to stay in this house for the long run, not move to a new one.
  • Your children live in town
They would like to visit a house that has everything you need on one floor.

Twenty feet in front, ten at the sides and rear

In the R-1 low-density district the front setback is 20 feet, the sides are 10 feet and the rear is 10 feet. Height is held to 30 feet or two stories. A bedroom wing has to fit inside those lines.

Walk your lot with a tape, and a friend to hold the other end, and write down the distance from each wall to each property line. Send us those numbers and we will check them against your zone with the department.

If your lot is narrow, ask whether the new rooms can go at the back, where a 10 foot rear line leaves more room than the 20 foot front line. A few feet saved in the wrong place can decide whether a bedroom and a bath both fit.

Ask the contractor to mark the new corners with stakes and string before anyone draws a final plan. Seeing the outline on the grass is the quickest way to feel the size of the room.

Two cars, and the room that used to hold them

The R-1 table also calls for 2 off-street parking spaces. A suite built where your driveway or garage now sits can cost you one.

Tell the contractor where the cars go before you pick a footprint. A design that wins a bedroom and loses the parking can stall at plan check, and it is easier to see that on paper than in the field.

If your household has only one car now, think about the future. A daughter who visits, a nurse who comes by, a van that picks you up: all of them need somewhere to stop.

Put the answer on the sketch you carry to the department, along with the lot lines and the position of the driveway, the trees and any shed. It shows you have thought about the whole property and not only the new room.

Does the half-value test reach your house?

Zephyrhills counts a repair, addition or other improvement costing half or more of the building's market value as a substantial improvement. OpenFEMA lists 40 claims in the community since 1978, which is few, and your own lot may still be in a flood zone.

Ask the Building and Code Enforcement Department to confirm your zone, and ask us to help you pull the structure value for your parcel. Then ask contractors to price the full job, so one total sits beside the building's value.

Ask each contractor what they would trim if the total came close to the line. A bath without a tub or a smaller closet is a better answer than a pushed deadline.
