This fits when
Signs this suits your Apollo Beach home
- A garage with direct access to the house A shared wall makes it easy to join the suite to your daily routine.
- A garage slab near ground level The slab height matters more than the size in a flood zone.
- A parent who needs a ground floor The suite is already on one level, with no stairs.
- A driveway with space If your cars can live on the driveway, the garage can change jobs.
Slab height and the flood zone
A garage slab is often the lowest floor of a house. Converting it to living space is work on an existing building in a flood hazard area, which the county's building official examines.
Send us your flood zone and any elevation certificate you have. We will tell you what to ask.
Ask the contractor how the new floor will be finished above the slab. A low floor in a flood-claims area deserves a clear answer.
Measure the garage and write down where the water heater, the panel and the door sit. Send us the list and a photo, and we can say fast whether the idea is workable.
Ask who will move the water heater or the panel, if either lives in the garage. Moving them changes the budget, and a contractor should show it as its own line. Tell us your timeline, and the number of cars your household owns, and we will say whether the plan is workable as drawn. Ask also how the old garage door opening will be finished on the outside, and who will match the paint and the trim to the rest of the wall, so the front of your house still looks like a home. Attach a street-side photo when you write, and say which wall faces the road.

What the county counts
County code leaves garage area out of living space only if it stays unconditioned and used for parking and storage. Once you condition it, it counts, and a kitchen adds the accessory dwelling tests.
Keep the plan to a bedroom and bath if you want to avoid that test. Tell us if a kitchen matters, and we will check the lot.
Draw the old and new layouts side by side with the numbers marked. It makes the review easier.
Ask about light and air. A garage has few windows and little insulation. Ask the contractor to show where new windows go and how the rooms will stay comfortable in July.
Two spaces per home
The county's parking table asks for two off-street spaces for a conventional single-family home. Your driveway may do the job.
Ask how it counts at your address, and tell us what you hear.
Think about where the cars, the bikes and the boxes will go. A plan that forgets storage fills the new suite within a month. A shed, a closet or a wall of shelves in the plan keeps the clutter out of your parent's rooms.
Ask what the front of the house will look like once the garage door wall is closed in. Ask to see a picture before you agree to it.
