General notes
Questions about this space in this town.
N1 Can I convert my garage if I only have a one-car driveway?
That is the first thing to check. Dunedin wants two spaces and only one may be inside a garage. Send us a photo and we see what fits.
N2 Does a garage suite count as an accessory unit?
Only if it gets a separate kitchen. A bedroom and bath alone are part of your home.
N3 Will a garage conversion trigger the flood rule?
It can, if your house is in a flood zone and the cost reaches half its market value. Ask for the FEMA letter on your parcel.
This fits when
Signs this suits your Dunedin home
- The garage is full of storage You already stopped using it for cars years ago. Turning the space into a bedroom feels like finishing what you started.
- A single-car garage on the side of the house Older Dunedin ranches often have one. It is a good size for a bedroom, a bath and a closet, with a door facing the driveway.
- A parent who must avoid stairs now The garage floor is already at ground level, so the new suite needs no stairs, ramp or lift.
- The yard is too tight for a cottage If the lot lacks room for a detached unit, the garage may be the one place left to add living space.
Two parking spaces, only one under a roof
Dunedin requires two parking spaces for every house, and only one of them may be inside a garage. If you convert the garage, both spaces move outdoors. That sounds like a loophole, but the real question is whether your driveway or side yard can hold two cars.
Measure the driveway and sketch where each car will sit. Take a photo from the street. Send them with your address, and we tell you whether the plan works before you pay for drawings.
If the answer is no, do not give up on the idea. A shorter conversion that keeps part of the garage, or a small addition on the side, may reach the same goal. Ask us to compare them.

A kitchen turns the room into a second home
Making the garage a bedroom with a bath for a parent is one thing. Add a kitchen and the room becomes an accessory unit, which Dunedin limits to one per parcel, 800 square feet, three occupants, and an owner who lives on site.
That is often fine for a family suite. Still, ask whether your parent will cook there, because the answer changes the paperwork. A simple sitting room with a small counter and no stove may be enough, and we can check with the city before you commit.
Choose your answer with your family, then tell us.
Also ask whether your parent will need to use a stove or whether a microwave, a sink and a fridge will do. The more modest answer is often right for a first plan.
Think, too, about the walk from the driveway to the suite door. A level path, a porch light and a roof overhang matter more than you might expect on a rainy Dunedin afternoon.
What changes when a slab becomes a bedroom
Dunedin garages sit lower than the house and slope toward the door. A conversion usually raises the floor, adds a moisture barrier, closes the overhead door with a wall and window, and extends heat and cooling. Those items affect the first price more than the bathroom does.
Ask the contractor to put each of them in the contract, along with the finished square footage. Confirm the contractor on the Florida state license search before you sign.
If you are in a mapped flood zone, remember that the flood rule looks at what the whole job costs against the house's value, and a garage conversion counts.
Last, ask about the garage door opening. A good conversion fills it with a real wall, insulation and a window that matches the house, not a flat panel that tells everyone what it used to be.
Tell us what the street front looks like now, and we ask what the contractor would do to blend the new wall in.
