General notes
Questions about this space in this town.
N1 Is a garage conversion allowed in Plant City?
The city allows a garage apartment on qualifying lots. For a plain garage-to-bedroom change, ask the Building Department about your address, then tell us what it says.
N2 Can I convert my attached garage?
The apartment rule is written for a structure beside or behind the house. Ask the department how it treats an attached garage, and we will help you carry the answer into the plan.
N3 How big can the converted space be?
If it is a garage apartment, 600 square feet of living space. We measure your garage and mark what stays storage or parking.
This fits when
Signs this suits your Plant City home
- A detached garage beside the house Plant City's rule is written for a garage apartment beside or behind the main house, which is where a detached garage usually sits.
- A garage with a loft or second floor If your main house has two stories, an apartment above a detached garage is permitted.
- A garage that no longer holds cars If it stores boxes, a conversion gives the square footage a real job.
- A garage near the kitchen door A short, flat walk between your door and your parent's door matters on a rainy afternoon.
The apartment the city already describes
Plant City's R-1 district allows one garage apartment, a living area of 600 square feet at most, on a lot of 6,000 square feet or more where the owner lives. That is the closest rule to a conversion that the city code offers.
If your garage is larger than that, the living part still has to stay within the cap. Ask us to measure it and mark what stays storage. A bigger garage can be split, with one half kept for a car or a workshop.
Send us a photo of the garage, inside and out, with the lot size. That is enough to start the check.
Consider light and air. A garage has few windows. Ask your contractor where new windows can go and how the room will be cooled in the Florida summer.

What to ask about an attached garage
The garage apartment rule speaks of a structure beside or behind the main house. It says nothing special about turning an attached garage into a bedroom.
For an attached garage, ask the city's Building Department how it will treat the change at your address, and bring us the answer so we can plan around it. Do not let anyone start work until that answer is in hand.
Ask also whether the garage floor is level with the house. A step down changes the plan and the cost.
Think about the garage door wall. It has to become a real wall with a window or an entry. Ask the contractor to show you how the front of the house will look afterward.
How a flood zone counts a garage conversion
If your house is in a flood hazard area, the conversion is work on the building, counted against the 50 percent line the city uses for substantial improvement. A new floor and finishes add up faster than owners expect.
Tell us your flood zone and the house's assessed value. Have the contractor list every cost of the conversion in one written price, and set that total against the line. The building official decides if it applies.
If you are outside the hazard area, this step does not apply, and we will tell you so.
Ask what happens to your cars. If they move to the driveway, check that a driveway space counts for your lot, and tell us what the city says. Keep every reply you get from the city, noting the date and who answered, and tell us if two answers disagree.
